Please be advised that there is a development of four apartments on the adjoining property to Leamington  Cottage. The actual site cannot be seen since the Pavilion is well screened from the adjoining development by shrubberies and a line of tall mature trees on Leamington's boundary.  Whilst the heavy groundwork is now complete, we cannot guarantee that there will be total peace and quiet.

There is very little that can be done to address this situation and the owners are offering a considerable discount of 50% off the rates until further notice. Once booked there would be no further refund of any kind. Rates shown include the discount.
